Our data comes directly from government databases, court records, and official sources rather than recycled lists. This means you're getting fresh, highly motivated leads with accurate contact information that hasn't been oversold to other investors.

What counties do you cover?

We cover almost all counties across America. Simply register an account, and someone on our team will get back to you with the data we can pull for your area.

How many leads will I get?

The number of leads depends on what is made available by the county and the population size. We can pull anywhere from 100 to 3,000+ leads per county per month, depending on the area and available records.

What types of motivated seller leads do you provide?

We provide leads from various distressed situations including probate, inheritance, delinquency, lis pendens, code violations, judgements, criminal records, mechanic liens, tax liens, foreclosures, marriages, divorces, property complaints, evictions, construction issues, and more. How quickly can I start receiving data?

It takes 2-4+ hours per county to source the data. Depending on how we have to pull the data it will take 4-10 days to get your first set of leads.

Where do you get your data?

We source directly from government databases, including court records, code enforcement portals, tax assessment offices, probate courts, and other official government sources. We even send people to the physical courthouse to pull the data.

How accurate is your contact information?

Our contact information goes through multiple verification processes including skip tracing and data validation. We maintain high accuracy rates and continuously update our verification methods to ensure you get the most reliable contact data possible.

Do you guarantee the motivation level of your leads?

While we can't guarantee that every lead will be ready to sell immediately, our leads are based on specific life events and legal situations that historically indicate higher motivation to sell. The data comes from situations that typically create urgency for property owners.

Pricing & Plans

How much do the leads cost?

Pricing is simple: $1 per lead, with a $250 monthly minimum per county. A $100 deposit per county is required to get started.

Do you offer monthly or annual plans?

Billing is done on a monthly basis. You can stop at any time.

Is there a minimum commitment?

No, there's no long-term commitment required.

Do you offer a free trial?

It is not possible to offer a free trial. It takes a significant amount of time to find the data, pull it, and verify it.

Technical & Integration

Can you drop the leads into my CRM?

Yes, we support CRM integration. Leads can be delivered via webhook, API, or CSV upload depending on your CRM system. We work with most major CRM platforms and can customize the integration to fit your workflow.

What format do you deliver data in?

We can deliver data in multiple formats including CSV files, Excel spreadsheets, JSON via API, or direct integration into your CRM. We'll work with you to determine the best format for your needs.

Do you provide skip tracing services?

Yes, all our leads come skip-traced with verified contact information including phone numbers and email addresses when available. Additional data like last sold date, sold price, vacancy is included. This saves you time and ensures you can reach your prospects immediately.

We can find additional data on a case by case basis. Simply contact us and we'll work with you to get the data you need.

A lot of our leads are pulled the same day they hit the courthouse. In some cases, leads are only available on a weekly basis.
